Blue Sky Homes LLC takes great pride in the quality of the homes we offer, and we are just as proud of our tenants. That's because we carefully screen prospective tenants to be sure they're going to be a good fit with Blue Sky Homes, LLC.

  Application Process: 

1. Click here for our rental application.  You can fill it out online, but we do require a handwritten signature.
2. Fill out the Rental Application completely (all occupants in NC 16 years and older, or in SC 18 years and older, must complete a Rental Application).
3. Be sure to sign it!
4. Gather the information requested below
5. Fax (866-223-9965) or email (Rent@carolinabsh.com) everything to us.
6. Click here to pay for the application via PayPal (application fee is non-refundable).
7. Please call or text 803-517-6579 to let us know the application is on its way
8. Most applications take 24-48 to process
9. Once you're approved, the rental agreement/lease must be signed and the security deposit paid in full within 24 hours.
10. First month's rent must be paid in full at least 24 hours before move-in.

Please note:  We verify ALL information, and we DO run background checks (including criminal and eviction history) and credit checks.  If you think we may find a potential problem, please tell us in advance.  If you provide inaccurate information, or withhold information, your application will be summarily denied.  

Send with each application:

• Fully completed and signed application
• Application fee (click here to pay by PayPal)
• Proof of income (last 90 days’ paystubs, benefits award letter, etc.)
• Photocopy of driver’s license (both sides) or other legal photo ID 
• If self-employed, or paid on cash basis, please send the last 2 years tax returns.  Other information may be required.
• We reserve the right to require additional documentation as necessary
• Be sure to include ALL 3 of your latest addresses, including zip codes and contact information for prior landlords, regardless of how long ago you lived there.

Without this information, your application is incomplete and will not be considered.



Tenant Requirements:

1. Primary Applicant(s) must be at least 21 years of age.
2. Each occupant 18 or older in SC or 16 year or older in NC must complete an application, even if they are not on the lease.
3. Incomplete applications will not be considered. 
4. All information on application will be verified.  If anything is found to be inaccurate or misrepresented, the application will be rejected.  If misrepresentations are found at any time after a rental agreement or lease is signed, your rental agreement or lease may be terminated.
5. Applicant(s) must provide:
• driver’s license (both sides) or other legal picture ID
• 90 days proof of income (like paystubs)
• If self-employed, we will require business license, tax records, bank records, list of client references, or other documentation as needed (please discuss with us).
6. Applicant must have satisfactory rental history and have not left a previous landlord with an outstanding balance for nonpayment of rent or damages.  All balances with previous landlords must be paid in full before an application can be approved.
7. Minimum income requirement is 3-4 times the rent. Other circumstances may require evidence of a higher income.
8. Applicant must have been employed with current employer at least 6 months. 
9. A credit check is done through a credit bureau.  Applicant must have satisfactory credit with no judgments for nonpayment of rent. Tenant must show they are capable of having the utilities turned on if there is a balance due to local utility departments.  Minimum credit score of 575.
10. Certain court judgments may result in denial of your application. 
11. Must be currently employed in permanent employment.
12. Certain criminal convictions may result in denial.  
13. Favorable recommendations from all former landlords.
14. Must own a vacuum cleaner
15. No pets are permitted.  On a case-by-case basis, we may approve of small (less than 25lbs) dogs, with $250 non-refundable pet deposit (per pet) and an additional $20 per month in rent (per pet). Photos of your pet are required at the time of application. Image must include the full body, not just the head.  We may require additional proof of weight in the form of pet records or similar.
16. We will accept the first and most qualified applicant.
17. If your application is accepted, and you do not sign a rental agreement or lease and pay the application fee and security deposit in full within 24 hours, we will offer the home to the next qualified applicant.  
18. A complete copy of our rental agreement/lease may be made available upon request.  
19. All rents are collected via direct draft.  Tenants must have a banking account or pre-paid debit card or similar that will accept ACH debits.
20. Roommate situations and home-based businesses, if allowed, may be subject to higher rental rates and/or security deposits.
21. This property will be offered, shown, and made available for lease to all persons without regard to race, color, religion, sex, handicap, familial status, or national origin.
